Terms & Conditions

Capacity: up to 12 guests (entire villa only).
Minimum stay: 2 nights (year-round), 6 nights in July & August.
Reservation confirmation: booking is confirmed after a 30% deposit is received.
Free cancellation: up to 30 days before arrival.
Late cancellation: for cancellations within 30 days of arrival, the deposit is non-refundable

Currency: all prices are in EUR and include the tourist tax and final cleaning.
Payment: by bank transfer to IBAN: HR32 2402 0063 2122 6154 0.
- 30% deposit due upon booking; the balance is payable shortly before arrival or in cash on arrival.
Security deposit: €300 payable at check-in; refundable after a property inspection at check-out, provided no damage or outstanding charges.

Check-in: after 15:30
Check-out: by 10:30
- Late check-out beyond the stated time may incur a charge of one additional night.
- Early check-in / late check-out may be possible by prior arrangement and subject to availability.
No smoking inside the house.
No parties or events are allowed.
Damages: any damage to the house or grounds will be charged to guests.
Registered guests only: no unregistered visitors are permitted to stay.
- If the number of occupants exceeds the agreed guest count, the owners reserve the right to terminate the stay without refund.

The owner is not liable for personal injury, theft, or loss of personal belongings.
Guests are responsible for their own safety and property during the stay.
